I applied 2 coats to my flat roof 2-1/2 years ago, we just had a rain and we had a leak. I went on the roof a couldn’t believe what I saw this stuff was bubbling up & peeling all over. I’m going to have re-do the roof again BUT NOT GACO.

Had to order extra 5 Gals to achieve recommended coverage due to granules in rolled material. I wanted a complete white roof and the granules poking through still made it grey looking after second coat. Total amount needed for 500 sq. Ft. is 15 gals minimum. Once applied it is an excellent product. No need for priming or seam tape. Rain evaporates quickly, even in small ponding areas

After replacing my flat roof fiberglass rolled roof for the 2nd time , I decided to look around and after researching I decided to try the Gaco white silicone based product.I applied this as directed and has held up magnificently. I put this on 5 years ago and it still looks amazing. Would definitely recommend this.

Over the years have used several flat roof coatings. The Gaco Roof is easy to use, stands up to the sun very well, and not adversely affected by standing water. I would highly recommend the Gaco Roof to anyone needing to waterproof a flat roof or deck.

The sealant is easy to use. Since I just applied it. I cannot comment on the effect of the sealant on the roof of my sunroom.
However, when I ordered it, white and grey were the two colors that were available.

The product is fairly toxic. You need to wear a vapor mask. It irritated my eyes the first time.

Another issue is that once you open the five gallon it starts to cure and has many clumps after a day or so. Single gallons are better if you need to put on slowly.

I wanted it to go on top of my other paint on my roof, but it is sticky enough that it pulls up the old paint in places with the use of a roller. Therefore, you need to pressure wash away any loose paint before using.

With all that said, it seems like it is a good sealant for a metal roof.
